Private Commissions for Homeowners • Whether you are planning to build a new house, to alter or extend your present home, to employ a builder or just do it yourself, it makes sense to consult an Architect and we can help you achieve your aspirations and vision. Building works can be expensive and Grazebrook Architects can ensure that your money is spent sensibly and wisely. Often our fees are covered by the savings we make. Our project at Sneyd Park required full architectural services from sketch plans to site completion.

Planning Applications • Planning permissions can add value to any project whether it is a new building on a vacant site, new use for an existing building, extension or alteration of a building or just a change of use. Many of our clients use our expertise to obtain planning permission so they can then sell the building or site such as our project in Horfield. We have a proven track record of obtaining consent for projects and we will give you realistic advice on what is likely to be achievable.

Listed Building Applications and Conservation Area Consents • Much of our work relates to buildings, which are listed or located in conservation areas. We have worked on both Grade I building at Royal Fort House which required sensitive repairs and alterations. Extra care needs to be given to these special buildings to preserve their heritage, whilst at the same time achieving sensible solutions to meet modern living requirements. Again, we have a proven track record of obtaining consent for extending or altering period buildings like this Clifton period house, which was Grade II listed and we will give you realistic advice on what is likely to be achievable.

Building Regulations Applications • Applications submitted to Building Control ensure that plans cover the functional requirements of buildings, to safeguard the health and safety of their users and occupiers. The proposals also ensure energy conservation, access and convenience for people with disabilities. Our applications are thorough and detailed. They often show sufficient information for builders to interpret and to build from if clients only require limited architectural services. We prepared such drawings for alteration works to a flat in Apsley Road, Clifton.

Project Management • We can guide you through the construction phase, help you select suitable builders, obtain appropriate prices for construction, monitor progress and standards, supervise safety on site, liaise with other specialists and oversee the construction through to successful completion. Working with a builder can be a big step for some and we can look after your interests to ensure that the works on site are carried out properly and to a satisfactory standard. The largest project that we have managed was The Compass Centre in Jamaica Street at £1.5 million.

Feasibility Studies and Masterplanning • In some cases an initial assessment needs to be carried out to explore the practicalities and implications of a project before things go too far or incur too much expense. We can carry out feasibility studies, which may include assessments of a building before it is purchased. We can advise home owners before they commit any further to buying a flat or a house. At the other end of the scale we explored the implications of replacing an asbestos roof over a retail store.

Interior Design • The distinction between architecture and interior design becomes blurred and many internal projects include complex items like removal of asbestos, structural alterations or changes to services, which require the experience of an architect. The refurbishment of the Epi bar involved a number of complex issues including working in an occupied building.

Surveys • We carry out some measured surveys, which enable us to then prepare plans of existing buildings.

Eco Refurbishments and Energy Efficient Proposals • We are well informed about Eco Refurbishment and promote sustainable building practice, which means we are experienced in introducing ways to save energy and reduce carbon emissions in domestic refurbishments and renovations. Solar thermal panels were fitted in a new build house in Portishead and a listed building in Clifton was provided with energy saving measures which included some secondary glazing and breatherable insulation to the walls.

We carry out thermal performance evaluations for larger and/or period domestic properties where clients would welcome an Architects' viewpoint on suitable carbon reduction or energy saving measures.
